Boost your odds for a successful resale down the road with these four essentials
As promised from Wednesday here are #3 & #4 In-Demand Amenities to look for in your next house. If you haven't read Wednesday's blog, start there to read the #1 & #2 in-demand amenities.
#3: Modern Musts
Many buyers, 46% to be exact, are looking for a home with energy-efficient features. These features include: newer, dual paned windows, Energy Star appliances, and a well maintained HVAC system. Many buyers also want to be able to have cable and satellite connections, including access to high-speed internet.
#4: Exterior Excellence
When it comes to people, it's the inside that matters, but this is not true for a house- the outside of a house is definitely something buyers consider. Buyers say that fenced back yards are a big want- for not only privacy but for pets as well. And yes, location, location, location! Consider where the house is- is it in a desirable area of town, is it in a good school district or even school zone? Most people also like to be able to relax in their home in peace and quiet so don't forget to consider noise from things such as: highways, airports, hospitals, train tracks, etc.
Overall, consider that home trends many times vary from state to state. For example, the style of the housing, the square footage most desired, the lot size, etc. So it's best to talk to a realtor about these things, especially if you are moving from afar (another state or clear across state) and are not familiar with the area. As your Realtor what things are most desirable in the area you are moving to. People might be willing to pay more for a house in the Northern California Valley where it's hot almost everyday of the summer, but in the Bay Area you may find that buying a home with a pool might actually not be a great choice, being that you won't be able to enjoy it very often in the fair-weathered area. This brings up the last important point-always keep resale in mind. If you are getting that house with a pool in the Bay Area you may have a more difficult time when it comes time to sell finding a buyer that is willing to deal with all of the pool upkeep and expense for minimal use.
