Total Market Overview for Chico AreaDecember 30, 2008
So here it is as promised in yesterday's blog- the total market overview for the Chico area as of 12/19/08. Please leave me a comment to let me know if you find this market overview helpful and if you would like me to post it periodically (once or twice a month).
Here is a breakdown of what the different columns mean:
Price Range: Prices of Chico area homes
Number of Active listings: # of houses for sale in that price range
Number of pending listings: Out of the number of active listings, this shows the # of listings in escrow in the given price range (as of 12/19/08)
Months worth of inventory: If no other houses come on the market within this price range, it will hypothetically take this amount of months for all of the houses in the given price range to sell
Expired listings last 6 months: The number of houses that were taken off the market either because they didn't sell or because the owners decided not to sell for some reason
Closed listings last 6 months: The number of listings that closed escrow in the last 6 months within that price range
List price to sold price ratio: The difference between the price the house was listed at and the price the house actually sold for (it's important to note that this list price does not reflect price reductions, this list price is the final one where an offer was made and accepted on it).
Average days on market of solds: This is the average number of days that a house that sells within that price range sits on the market before it is sold).
Average days on market of actives: This is the average number of days that a houses that DO and DON'T sell sit on the market before either selling or being taken off the market.

Reviving Your Chico ListingDecember 29, 2008
In Chico, like many other towns, there are some homes that sell rather quickly, while others linger on the market. One of the top reasons is home price, location and condition. For example, bank owned, repossessed homes are usually quick to go because they are priced to sell.
Your Realtor should suggest several approaches to maximize a home's curb appeal -- everything from fresh paint to new landscaping. But if the "For Sale" sign in front of your home has become a neighborhood fixture, a permanent statue that is cemented, or something that is such a common sight that it is no longer even noticed, then it is important to work with your real estate agent to ensure you keep your home listing fresh.
Whenever your house is shown, your real estate agent should receive candid feedback from the other agents about what the buyers liked and disliked about your house. Make sure to communicate to your agent early one that you want them to be completely honest and frank with you about any feedback they receive.
If you are not receiving regular feedback from your Realtor on what buyers have to say about your house then make sure to ask for this feedback and let them know you would really like to hear from them every time your home is shown. Then, listen with an open mind and with the understanding that there is nothing personal about these comments. Don't delay in implementing any of the ideas that make sense to you.
Your real estate agent's job is to come up with new ideas for marketing your home in order to get buyers inside. Your job is to ensure that your house looks its best.

Price and Condition of Chico HomesDecember 26, 2008
Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.
If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Your real estate agent will also be getting feedback from other agents who have shown your home. Be sure to listen to your real estate agent and what they have to say. Sellers can worry about listing their home too low but another concern they should always consider is being the top priced house and potentially scaring away potential buyers.
Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.

Multiple Listing ServiceDecember 16, 2008
When you list your house with a real estate agent who participates in the Multiple Listing Service (MLS), you get a lot of service for your money. This is an online database that keeps track of houses on the market and their specs. Its first intention is to help fellow realtors all throughout the county share their real estate listings and view other listings. Many realtors subscribe to this service.
The real estate agent who lists your home works to get it sold. This is done by marketing directly to home buyers, but an even more powerful tool is marketing your home to other agents who have buyers. Your real estate agent makes all the crucial information about your home available to the other members through the MLS. Information such as your home's location, size, the number of rooms, the style of architecture, what personal property is included, and any other special features is posted. The MLS description will also contain information about any special financing that might be available, showing instructions and special needs you may have with respect to closing. This system also allows realtors to access the sales history of a home in order to see how many times it has changed hands and at what prices.
The MLS is a powerful tool for real estate matchmakers. So if you are shopping for a realtor, it is a good idea to ask them if they are a member of the MLS system.

"Alien"- Better Known as "a Lien"December 11, 2008
*Note: Since this article contains several technical terms/words, I have included some helpful definitions in order that you may better understand the article.
Vocabulary Terms:
Lien: 1 : a charge upon real or personal property for the satisfaction of some debt or duty ordinarily arising by operation of law
Bond: a: an obligation made binding by a money forfeit ; also : the amount of the money guarantee b: one who acts as bail or surety c: an interest-bearing certificate of public or private indebtedness
Adjudication: a: a judicial decision or sentence
Disclose: a: to expose to view c: to make known or public
Quitclaim: : to release or relinquish a legal claim to
Occasionally homeowners who are trying to sell their home are surprised to learn that their title is burdened by an "ALIEN" -oh- I mean a lien. There are several types of liens; the most common are mechanic's or contractor's liens.
The lien (or debt) must be paid off in order to be cleared. If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple "quitclaim" deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property. In general, liens can be removed by paying the amount owed.

Sellers Tips: POOF! Kitchen Clutter Be GoneMany prospective buyers find the kitchen to be a very important factor to the house buying decision. Even though your kitchen may not be new and state-of-the-art, you can still do several things to help make it sparkle and shine and win over prospective home buyers. Follow these tips to help make your kitchen stand out from the others:
- Make sure your kitchen is spotlessly clean: Clear off all of the countertops and clean, clean, clean! Start from the top and work your way to the floor. Start with cleaning/wiping down the cupboards, finding any hidden cobwebs lingering on the ceiling. Make sure to give the sink a good cleaning. If you have tile countertops take some extra time to clean the grout. Bleach and an old toothbrush usually do the trick. Clean the oven, fridge and microwave inside and out. Some potential home buyers may be the type to open every appliance and cupboard in the kitchen. Make sure to clean the kitchen floor too!
- Make your kitchen clutter-free: Many people have several things sitting out on the countertops in the kitchen from several small appliances to food they eat often and little nick-nacks. I'll give you my advice- take 80% + of it off while you are selling your home! Yeah, it may cause a little more inconvenience to you but your house and especially your kitchen will show much better. Many people have a hard time seeing through clutter and imagining their belongings in your home when there are a lot of personal items out. Keep out only a couple signature pieces, like a nice mixer or pretty decorative bowl on the counter top. Try to illuminate all little items like salt and pepper shakers, spice racks, toothpicks, etc. Think, a couple big nice pieces that really fit and showcase your kitchen.
- Consider spending a little money sprucing up your kitchen: What might help you from spending too much just sprucing up your kitchen is evaluating what you would like to do and then setting a reasonable budget to stay within. Maybe you have tired looking water-stained cabinets. You might want to consider taking the time to have them re-stained/refinished or paint them. White is usually a popular color for kitchen cabinetry. Your problem may not be that the cabinets are water stained but that they just don't look updated. Consider spending a little money to change the hardware or even adding hardware to cupboards and drawers that don't have any. If the floor is in bad shape or very out of date look into ways to update them inexpensively. There are many nice looking linoleum floor coverings that resemble tile. If you go this route, remember to think simple and neutral. You may also just want to buy a nice kitchen rug for in front of the sink that color coordinates with your dish towels to update the kitchen a little. Dollars spent on kitchen improvements usually pay major dividends when you sell your home.

Safety First! Keeping Your House SafeDecember 9, 2008
Home safety precautions are always important, but it is especially important to make your home "accident-proof" while it is on the market. Many potential buyers will be coming through your home who won't be aware of the minor hazards that you and your family instinctively avoid.
Go through your home with an eye for potential hazards. If you are having a hard time spotting any ask an outsider (i.e. a friend, your realtor or a neighbor) if they can walk through your house and look specifically for any potential hazards. Remove any obstacles that you can. By removing "obstacles" you will also be making your house appear neater and more accessible. If there are potentially hazardous obstacles that you can't remove consider posting "watch your head" or "watch your step" signs. For example, step down into a bedroom where they are usually not found may need a "watch your step" sign.
Look for loose banisters, uneven steps, precariously placed plants, art objects or anything else that could fall on someone, wet spots on bath or kitchen floors, icy steps outside, toys that someone might fall over and anything that you have to step over or duck under. Make sure that rugs will not slip, especially those at the bottom of stairs.
There aren't many things that will more quickly dampen a buyer's enthusiasm for a house than a bump on the head or an unexpected trip down a flight of stairs.

House Showings and Furry Friends Don't Mix!Many realtors have shared stories of having their fingers or ankles nipped by furry creatures during a showing. We have opened the front door to the home we are showing only to have a purebred Persian kitten scoot toward the nearest busy street.
If you have pets and are going to put your house on the market, be sure to work out the showing arrangements carefully. It is rare for pets to pose significant problems, but big dogs can be menacing. Buyers or agents may be allergic or even a little phobic about dogs or cats.
It is difficult to get a buyer excited about your home if he or she is sneezing continuously or unwilling to cross the threshold because your dog is barking away intruders. If your agent knows there might be a problem, they can arrange ahead of time for you to walk the dog, vacuum the cat dander or do whatever is necessary to make sure that the showing goes smoothly.
*Note for Realtors* Making sure to approach the homeowner in a tactful way about concerns about their pets is very important. Saying something like, "I really love pets and I can tell you do but I notice that when I show homes many people are more weary and on edge when they view a house with a pet inside it. My suggestion is that we plan times to show your home when we know you will be available to either walk the animals, put them in the side yard, or find a temporary place for them to go. By doing this your house is more likely to be a top choice in both pet lovers eyes and those who are not so comfortable around indoor pets."

H.O. - Better Known as House Odors!December 3, 2008
Odors...flowers...first rain...new car...stinky socks...freshly painted house...Smokey house...
You can most likely get a clear "smelly" image of each of the above odors. Our nose tells us a lot and it doesn't lie!
Be aware of odors in your home-both pleasant and unpleasant. If your family room smells stuffy and stale, or if your cat or dog has left a distinctive odor in the hallway, take action by eliminating the source of the odor rather than merely treating the effects.
Smells have a powerful effect on the way people react to a house, and no amount of room freshener or vanilla on the light bulbs can mask a serious odor problem. In fact, such remedies may draw attention to the problem. Real estate agents have seen homes with an odor problem languish unsold on the market for months or sell for significantly less than comparable homes in the neighborhood.
Some common odors to be aware of include:
- Pet odors: Strong pet odors can be a red flag to many potential home buyers, especially those who do not have pets of their own. Potential buyers may be scared off by this, automatically assuming that you do not take care of your home due to the smells.
- Smoke: This is obviously a big turn off and most of the time a deal breaker for those that do not smoke themselves or are, perhaps, allergic to smoke.
- Strong Cooking Odors: This is usually from cooking with lots of grease, spices or garlic. It may also be from strongly flavored ethnic foods.
- Mold/Mildew: If you have this smelly problem it would most likely be in the bathroom, a place that get a lot of moisture and may not get enough ventilation.
- Overly perfumed scents: These include strong air fresheners, diffusers, candles, etc. Although your nose might be immune and no longer smell the scents, other guest will be able to. Ask a friend or family member to give you their "outside" opinion on if your home smells overly perfumed.
If you think that you may have a problem, talk candidly with your real estate agent. Your agent should be able to offer some constructive suggestions, and perhaps refer you to a professional who can help banish the odors from your home!
